Why a "Clean-Looking" Property Isn't Actually Clean
Dubai's climate does most of the damage here. Fine desert dust settles into AC vents, window tracks, and cabinet interiors within days — and it doesn't stop just because a property is vacant between tenants. A unit sitting empty for even a few weeks between move-out and your move-in can accumulate a visible layer in vents and tracks that a quick pre-viewing tidy never touches.
Then there's whatever the previous occupant leaves behind, intentionally or not: cabinet interiors that were never wiped, a fridge that was cleaned but not defrosted properly, hair and residue in bathroom drains, and — in furnished units — mattresses and upholstery that have had years of use you know nothing about. None of this shows up on a walkthrough. It shows up in the first week of actually living there.
New Build vs. Previously Occupied: Different Priorities

- Grease and grime built up over months or years of use

- Check and clean AC filters before running it daily
- Wipe AC vent covers and grilles throughout
- Run all taps briefly to clear water that's been sitting in pipes
- Test all light switches and sockets while the space is still empty
- Final full floor vacuum and mop, ready for furniture
- Take photos of the empty, clean property for your own records

How Far in Advance Should You Book?
If you have any access to the property before your official move-in date — even a single afternoon — that window is worth using. Many landlords and agents will allow an early walkthrough or key handover a day or two ahead of the official start date specifically for this purpose, so it's worth asking rather than assuming it's not possible. Booking a professional clean 2-3 days ahead of your actual move-in gives enough buffer to address anything unexpected, like a stronger-than-expected odour or a maintenance issue that needs reporting before you unpack around it.
